Modern design means mindful space. Space to relax, study and shine. All our suites offer modern living amenities, a practical and efficient layout and quality material finishes. All are fully furnished and include domestic appliances, large screen Smart Android TV with Google Assistant, Daikin air conditioning as well as Wi-Fi and other networking facilities.

Fully licensed means we are fully compliant with current safety standards. As such the residences are equipped with electronic access control of all entrances, fire alarm and fire prevention systems and equipment, and CCTV monitoring.

Both of our Residences enjoy an ideal location in the suburb of Engomi, Nicosia and are in close proximity to the major universities’ campuses.

RENT

When staying at THE MED you don’t have to worry about paying any other bills except your rent. All utility bills (electricity and water), high-speed broadband and Wi-Fi, communal expenses and council taxes are all included.

A monthly clean of your suite is also part of the service at THE MED! Once a month, our housekeeping team will clean your floor, kitchen worktop surfaces and en-suite to keep things clean for you. We do this to ensure your room is kept in the very best condition throughout the year and to minimize damages.

Weekly or biweekly cleaning service is also available at an extra cost. More details can be found on Buildings section.

Prices start from €204 per week and up to €284 per week depending on the floor level and total area of the studio. The contract duration is 51 weeks – almost 1 year. Rent can be paid in either one, two or three instalments. If you opt to pay in either one or two instalments the price will be discounted by 2% and 1% respectively. The instalment dates are August 1st, November 1st and February 1st.

FAQ

How to apply and book at THE MED Student Residence?

THE MED Student Residence can be booked through our website, www.themed.com.cy or email us at living@themed.com.cy

The booking process is easy and simple. In order to book you will need to:

  1. Select the Residence
  2. Select room type and floor you wish to book.
  3. Fill in the application form and provide all information required.
  4. Pay the deposit and any extras.

Once the above steps have been completed, we will send you a payment confirmation and an offer of accommodation. The whole process will usually take 4-5 working days to complete.

What documents are required?

For the booking you will need to provide the following documents:

  1. A copy of your I.D./passport.
  2. A copy of your student card/your letter of enrolment from university/ your letter of acceptance from university.
  3. A copy of a utility bill as a proof of your home address.
  4. A copy of your guarantor’s I.D/passport.
  5. A copy of a utility bill under your guarantor’s name as a proof of his/her home address.

What happens if I wish to cancel my reservation?

If you have paid the deposit and you have been allocated a room, then if you decide to cancel your booking the deposit is non-refundable.

How Long is the Standard Tenancy Agreement?

The duration of the contract is 51 weeks. This equates to a full Academic Year.

Can I extend my contract for a shorter period than 51 weeks?

It is not possible to extend your contract for a shorter period after your 51 weeks are over, but you can apply to renew your contract for another 51 weeks.

Is there a penalty if I terminate my tenancy prematurely?

If the tenancy is terminated before the agreed end date you will be obliged to pay all the outstanding rent payments for the whole duration as specified in the signed Tenancy Agreement.

What do I have to bring with me?

Your room is fully furnished and equipped, so you just need your personal belongings, bedding, towels, kitchen utensils etc.

What is included in my rent?

All utility bills (electricity and water), high-speed broadband and Wi-Fi, communal expenses and council taxes are all included.
In addition, a monthly clean of your suite is also included.

Do I get a discount if I prepay?

You can take advantage of discounted rates if you choose to pay the yearly fee in 1 or 2 installments.

When do I pay my rent?

Your rent is due according to the number of instalments you have chosen to pay the yearly fee. Instalment dates are stated clearly in your tenancy agreement.

How do I pay my rent/ What methods can I use to pay?

We only accept bank transfers. When paying please make sure to include your name and Room No as a payment reference.

What does being a guarantor mean?

A guarantor is a third party such as a parent or guardian who ensures that you pay your rent on time and he/she agrees to pay it if you don’t pay. By signing the tenancy agreement, the guarantor’s liabilities also extend to all the other conditions under the tenancy such as any damage caused to the property. Please note that your guarantor’s details are collected as part of the booking process.

What is included in my room?

All studios are furnished to a high standard, with a kitchenette well equipped with fridge, freezer, grill/microwave and hob (please note that wok, saucepans, cutlery etc. are not included). Each studio has its own private bathroom with freestanding shower and toilet, a large desk and a chair, a double bed with a side table, plenty of storage space and a 40” TV. You can find the complete items list of each room type at the ‘view what’s included’ section.

Do I have to bring my own cookware?

Yes, you should buy your own saucepans, cutlery, plates, bowls and of course your coffee mugs. Alternatively, if you want us to provide them all in your room prior your arrival you can order the arrival pack at the booking process.

Can I redecorate my room?

You can add your personal touch to your room, but you are not allowed to proceed to any permanent alterations and/or modifications. To avoid any damage charges please make sure that you leave the room in the same condition that it was given to you except normal wear and tear.

Should I bring my own appliances?

Our full list of appliances can be found here. Feel free to bring your own kettle, panini grill, toaster, iron, etc.

Can I bring additional electrical appliances?

Always, it depends on the device. Any electrical items brought in to be used in THE MED Student Residence must have a three pin plug and not work via an adaptor. High voltage devices, such as portable heaters or microwaves might cause problems. Here at THE MED the security, safety and satisfaction of every resident is our top priority. So, please ask before bringing any device in the room.

Are there any laundry facilities?

Yes, THE MED has a laundry room with coin-operated washers and dryers.

Are there any car parking spaces?

THE MED offers a secure underground parking. You can book your car parking slot at an extra fee at the time of booking.

Where can I park my bike?

You can park your bicycle, free of charge, in designated areas.

What happens if I have a maintenance problem and how do I get something fixed in my studio?

In case you have a maintenance issue, just submit a maintenance request by sending us an email at living@themed.com.cy.

Can I smoke in my room?

Smoking is strictly prohibited in all indoor areas. Under the terms and conditions of the Tenancy Agreement if you’re caught to smoke in your room or in prohibited areas, you’ll be imposed a fine.

Whose responsibility is to clean my room?

A monthly clean of your suite is included in your rent but the rest of the time you are responsible for keeping your own space clean. If you think this is a bit too much for you don’t worry! Weekly or biweekly housekeeping service can be provided at an extra fee upon request.

Are pets allowed?

No, pets are not permitted in THE MED.

What shall I do before checking out?

Before you move out there are a couple of things you have to do. Book well in advance your check-out inspection, pack up your stuff, throw all the rubbish in designated bins and clean thoroughly all spaces. Please make sure that you leave your room completely empty and without any damages.

What is the latest day/time I can check-out?

The latest you can check-out is 12pm on the last day of your tenancy. Please ensure that you book your check-out inspection slot well in advance.

When will Ι get my deposit back?

Your deposit will be refunded within 7 working days after check-out, provided of course that you have followed all the terms and conditions of the Tenancy Agreement and no damage has been caused to your accommodation.

Can I leave my stuff in the room if I rebook for next year?

If you have rebooked the same room and a tenancy covering that period has been signed, you can leave your staff in the room. Please make sure to throw away any food and/or rubbish and clean your room before you leave for holidays. Please have in mind that during summer holidays we might need to carry out maintenance works in the rooms.
